Mainboard Sensors

I built my computer and use SIW Pro and a few other programs to monitor it. I know this is a little obscure but in SIW the sensor info from the Fintek super I/O chip reports the +12V voltage consistently as being around 8.1V, but hWInfo reports it as 11.9V, which it should be. On the other hand SpeedFan reports the +12V voltage as being around 10.5V. Does anyone know why there are these differences between monitoring programs ? Thanks in advance for any info.
